The Renters' Rights Act: What Changes on 1st May 2026
The Renters' Rights Act represents the most significant reform to the private rented sector in nearly four decades. From 1 May 2026, the rules change - for every landlord, on every tenancy.
The key changes taking effect from that date include:

Fixed-term Assured Shorthold Tenancies are abolished and replaced with Assured Periodic Tenancies. Section 21 no-fault evictions are removed, with updated Section 8 grounds taking their place. Landlords must provide tenants with a written statement of mandatory tenancy information before any agreement is signed. Rent can only be increased once per year, and only by serving a valid Section 13 notice. Rental bidding is banned - landlords must advertise a fixed asking price and cannot accept or encourage offers above it. Landlords cannot take rent in advance before a tenancy agreement is signed, nor demand more than one month's rent at a time thereafter. Blanket bans on tenants who receive benefits or have children become illegal. Tenants gain stronger rights to request a pet, which landlords cannot unreasonably refuse.

Non-compliance is not a minor risk. Fines issued by local authorities for breaches of the new rules start at £7,000 for a single offence and rise to £40,000 for repeated or unresolved breaches. With 15 new offences introduced under the Act, the margin for error is smaller than it has ever been.
